Finish schedules, hand sinks, floor drains, the three-compartment sink, walk-in details. Reviewed separately from the building permit, and a rejection here doesn’t care that your build is on schedule.

Hood, fire suppression & make-up air
The hood system, its suppression, and the make-up air that balances it are the longest-lead, highest-coordination items in a restaurant. They also need the fire marshal.

How long does a restaurant build-out take in Austin?
The construction is rarely what sets the date — permits, health department review and hood lead times do. A contractor who submits those in parallel from week one rather than in sequence will open you materially sooner than one who doesn’t.
Can you work while we stay open?
Yes, in phases, nights and weekends where the space has to keep trading. It costs more per hour and less in lost revenue, and for an operating restaurant that trade is usually worth making. We’ll price both ways so you can see the difference.
Should you look at the space before I sign the lease?
Ideally yes, and it costs nothing. Gas capacity, electrical service, where the grease interceptor can go, and whether the shell will take a hood are all things that are cheap to check and expensive to discover. Two spaces that look identical can be three months apart on opening.
How is the metal work handled?
Bar structures, stairs, railings, canopies and brackets are drawn by us and built by fabricators we have used for years. We hold the coordination, so the steel arrives when the schedule says it should rather than three weeks after.
What happens if you miss the date?
Ask every contractor bidding your build-out that question, and ask for the answer in the contract. A schedule with named milestones and a stated consequence is a different document from a schedule that’s a hope.
