The lots are why

Central Austin ADU projects usually die on impervious cover. A new roof, a path and a parking pad on a 6,000 square foot lot that’s already at 43% is simply not going to happen, and we spend a lot of our time in 78703 explaining that.

Bee Cave is a different conversation. Lots are larger, houses are newer and generally have more setback to work with, and a 700 square foot casita in the back is often comfortably inside the numbers.

What does constrain projects here’s terrain and trees. Hill country lots fall, which means foundations step and site access matters — a concrete truck and a lift have to physically reach the back of the property. We look at that on the first visit, because it’s the cheapest thing to discover early and the most expensive to discover late.

In central Austin the limit is usually the numbers. In Bee Cave it’s usually whether a truck can reach the back of the lot.

Larger lots and fewer cover limits mean a detached casita is usually buildable here when it would not be closer in. Terrain and access are the variables — getting a concrete truck to the back of a hill country lot is not free.

Spanish Oaks Casita.

A detached 640 square foot guest casita for parents visiting several months a year. Full kitchen, one bedroom, its own entrance and its own utilities.

Two protected live oaks sat where the owners wanted it. Their critical root zones — no impact in the inner quarter, no cut or fill over four inches in the inner half — moved the building nine feet toward the property line and turned the plan ninety degrees.

It’s a better siting than the original. That happens more often than you would think.

Can I build a casita in Bee Cave?

More often than in central Austin, yes — lots here are larger and impervious cover is rarely the binding constraint. The usual limits are terrain, trees and site access rather than the numbers on paper. We check all of it on the first visit, at no charge.

How much does a detached casita cost here?

$200,000 to $600,000, depending on size and how it is finished. Those are the ranges most of our projects land in — not a ceiling. We build well above them when the house calls for it. Converting a garage instead runs $150,000 to $250,000 and gets you a permitted, rentable unit without a new foundation.

Why does site access matter so much on a hill country lot?

Because a concrete truck and a lift have to physically reach the back of the property. Where they can’t, the work is pumped, carried or staged — all of which is doable and all of which costs money. Better known in week one than on the day of the pour.

Will the trees stop it?

They will usually move it rather than stop it. A tree 19 inches or more in diameter is regulated, and the critical root zone around it’s what decides where a foundation can go. On a Bee Cave lot there’s normally somewhere else to put the building.
